In the very center of the city, in the Vračar municipality, there is a commercial space in the Green Square building, on Mutapova Street, on a mezzanine floor, with a gross area of 180 m².

The space is double-oriented and arranged into 6 offices, a meeting/discussion room, a kitchen, 2 bathrooms, and a server room. The space can be accessed directly by elevator from the garage or from the building lobby. Each workstation has installed electrical and LAN connections.

It is also possible to rent up to 4 parking spaces in the garage.

Service charge includes:

• Cleaning and maintenance:
  • Internal common areas: hallways, staircases, elevators, toilets
  • External areas and greenery
  • Snow and ice removal, salting
  • Removal of waste from common areas
  • Deratization, disinsection, and disinfection
  • Replacement of light bulbs and consumables in common areas
  • Consumables in sanitary facilities
• Technical maintenance:
  • Service and maintenance of technical and electrical installations in common areas
  • Elevators: regular maintenance and technical inspections
  • Air conditioning, ventilation, and technical infrastructure systems
  • Fire extinguishers and fire protection systems
  • Thermal and mechanical installations
• Security and reception 24/7:
  • Physical and technical security (guardhouse / reception)
  • Access control and visitor identification
  • Management and issuance of access cards
• Property / Facility Management:
  • Building management and supervision of maintenance.
  • Administration of shared systems and infrastructure.
  • Coordination of all activities of the Property and Facility team
• Other:
  • Building insurance, proportional to the leased space area.
  • Utility services, fees, and contributions
  • Belgrade Waterworks and Sewerage
  • Heating, cooling, and air conditioning of common areas

Costs not included in the service charge:

1. Electricity in the leased space
2. Heating and cooling of the leased space
3. Disposal, collection, and transport of municipal waste according to the leased area
4. Telephone, internet, and other telecommunications services
5. Cleaning and maintenance of hygiene within the leased space
